Batheaston Village Hall: A Modern Civic Landmark
Batheaston is a thriving, creative village with a strong sense of community. Building a flexible, accessible shared space that meets the needs of various community groups was a project close to the residents’ hearts, leading to a design that connects all generations. Sage Developments was proud to translate this social context into a high-specification reality.
Managing Natural Complexity: The Spring Diversion
Building into the existing bank required significant structural retaining works. One of the primary technical challenges was a natural spring running directly through the site; we executed a professional spring diversion and specialist drainage network to ensure the long-term integrity of the structure.
- Architectural Sensitivity: A soft palette of limestone and hardwood ensures the structure remains sensitive to its beautiful Cotswold surroundings.
- Structural Glulam Beams: We utilised sustainably sourced, glue-laminated (Glulam) timber beams for the main structural framework.
- Bespoke Acoustic Engineering: To achieve the architect's specific vision, we hand-sprayed every individual mineral acoustic ceiling board to match the bespoke interior colour palette.
- Orientation & Design: The gentle curve of the main entrance draws visitors inside in an ultimate gesture of welcome.
The Sage Quality Constant: Sustainability & Detail
Sustainability and energy efficiency were critical aspects of the brief, with a focus on renewable technologies. At Sage, we ensured the Sage Quality Constant was applied to every hidden detail, from the beam-and-block floor to the rain-sensitive electric Velux rooflights and air conditioning throughout.

- Site: Raw plot grading and major structural retaining works

- Systems: Commercial kitchen, air conditioning, and renewable technologies
- External: New tarmac car park, curved Bath stone masonry, and full landscaping
The Result
Delivered on a 12-month programme, the hall was officially opened by local dignitaries and community leaders. It stands as a high-performance civic asset—a functional space for youth and a gathering place for all—proving that Sage Developments has the internal expertise to handle complex civils and premium finishes simultaneously.
